Pre Listing Checklist

- Complete the MLS data entry form and ensure it is signed. 

- Contact the HOA/Condo Association to verify restrictions, understand the buyer application process, and obtain necessary documents. 

- Label and order photos for the MLS. 

- Enter the listing into the MLS and upload disclosure documents to the MLS attachments. 

- Input showing instructions, all while managing the real estate transaction effectively through our transaction services.

Residential Contract to Close Checklist

- Review contract, addenda, disclosures, and any additional paperwork for accuracy as part of our comprehensive contract to close services. 

- Review and obtain any missing paperwork to ensure a smooth process. 

- Open escrow, order title, and ensure timely delivery as part of our real estate transaction management. 

- Ensure the delivery of the earnest money deposit and that all contract requirements and deadlines are completed on time. 

- Send introductory communications to all parties via email, and complete all checklist items associated with our transaction services. 

- Send updates to all parties as needed, and electronically record copies of all documents, ensuring they are uploaded to brokerage transaction management software. 

- Coordinate all inspections and inform all parties of timelines and appointments, as well as the ordering of appraisal and survey. 

- Assist the customer in obtaining insurance as needed, while continuously monitoring key contract dates to keep all parties on task. 

- Coordinate home warranty orders and initiate calendar invites for all key dates and appointments. 

- Follow up on the completion of any required repairs, complete commission disbursement authorization if applicable, and obtain and review closing statements. 

- Schedule final walkthrough and closing appointments, ensuring final brokerage compliance of all documents.

Commercial Contract to Close Checklist

- Review all contract to close services, including addenda, disclosures, and any additional paperwork for accuracy. 

- Review and obtain any missing paperwork necessary for the real estate transaction management process. 

- Obtain the Letter of Intent and open escrow, order title, and ensure timely delivery of all documents. 

- Ensure the delivery of the earnest money deposit and confirm that all contract requirements and deadlines are completed on time. 

- Send introductory communications to all parties via email and complete all checklist items, including agent-specific tasks requested. 

- Provide updates to all parties as needed and electronically record copies of all documents, ensuring they are uploaded to brokerage transaction management software for compliance. 

- Oversee due diligence activities, such as inspections, document collection, studies, and more. 

- Gather all required documents during the due diligence period, including Tax Returns, P&L, Bank Statements, Rent Roll, Inventory, Signing Authority, and unit mix. 

- Coordinate the ordering of any appraisals, surveys, or studies as part of the transaction services. 

- Continuously monitor key contract dates and keep all parties on task by initiating calendar invites for all important dates and appointments. 

- Follow up on the completion of any required repairs, reports, and studies. 

- Complete commission disbursement authorization if applicable, and obtain and review closing documents. 

- Schedule any walkthroughs, re-inspections, and closing appointments to ensure all final documents are collected and brokerage-compliant.

Contract Mentorship

This service is designed for Agents who are new to the industry or Colorado and require one-on-one mentorship on all aspects of real estate transaction management, including contracts, negotiations, general advice, and full transaction services.  


The mentorship covers one-on-one support on any and all aspects of contracts and negotiations, including:  


- Introduction to Listing Contracts, disclosures, and amendments  

- Drafting the 'Contract to Buy and Sell' (Offers), counters, and/or contract review  

- Once under contract: An introduction to all parties involved  

- Gathering necessary information, signatures, and paperwork  

- Following up on contractual items and all deadlines  

- Ordering Title Commitment and sending applicable documents to the Title Company  

- Preparing and sending amendments  

- Uploading all contract paperwork, inspection reports, HOA documents, due diligence, etc., to the CTM file  

- Obtaining and sending the signed CDA to the Title Company  

- Coordinating the closing process  

- After closing: Uploading closing paperwork to the CTM and Brokerage Compliance system, and closing out the file.
